Selling a house should not be a rush process. You should have a plan and a time frame. I strongly recommend that you have an agent that you trust when listing the house. (You wouldn't go to court without a lawyer, would you?)

What do I need to know and learn?

All sellers have a variety of questions about the selling process, from preparation to motivation. Each seller needs to ask himself or herself the following questions, and be comfortable with the answers before engaging in the selling process.

  • What preparation do I need to do before selling my home? What do I fix, clean, and change?
  • How much is my home worth?
  • Where am I going?
  • How long will this process take?
  • How much will it cost me to sell?
  • How much will I have leftover to buy with?
  • Do I move out now?

What do I see as my biggest opportunity?

Selling your home is a big step. As yourself what part of this process is the best opportunity for you and your family. Understanding your motivation will help you make the right decisions when questions arise.

  • It is time for my family to make this move.
  • We will make money by selling our current home.
  • This is something that my family needs.

What is my likely emotional state?

Selling your home is an emotional time. However, once the family has established the true need and desire to carry this through and a plan is established on what needs to be done and who is going to do it, most of the basic emotions of being overwhelmed will be resolved.

If you have lived in the home for a long time and raised children there, you can start the process of getting excited about the new move in your lives.

What are my biggest fears?

Each seller needs to address their emotional state before listing their home. Ask yourself what are your biggest fears, and be ready to address each one rationally. Even little things, when unknown and uncertain, can cause you much unnecessary stress, and possibly cause you to make some very bad decisions. Ask yourself:

  • Will my home sell for the amount that I have in mind?
  • How long will it take?
  • What do I have to do to prepare?
  • Just exactly what is going to happen?
  • What am I supposed to do?
  • Can I find something as nice as I already have?
  • Am I really qualified to buy another home?

What would make me feel good about the selling process?

Just as you should be prepared to deal with your fears and concerns, your selling plan also needs to include what will make you satisfied and pleased with the process.

  • Have a plan.
  • Know answers to my questions/concerns.
  • Have an agent that I can trust.
  • Know where I am going and how much I can spend.
  • Know whether I am qualified to buy.

What would make me say, "WOW"?

Once you are fully prepared to sell your home sell your home, ask yourself what could happen during the process that would make you feel great about yourself and the previously daunting challenge of selling your home.

  • That you knew the answers to all of your questions/concerns and felt secure about your plan.
